Job Description
This position exists for overseeing all aspects of leasing management, develop leasing plans to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan. The position is also responsible for proper tenant mix in the property, in line with business strategy and market demand, and to achieve the organization’s desired business objectives Set up leasing objectives and targets for all projects and monitor all objectives are achieved on a regularly basis Perform and ascertain market intelligence in order to gain information that would lead to maximizing the mix and quality of the tenant representation within the project Create tenant profiles and accurate databases for each tenant category so as to facilitate information retrieval and ensure proper follow-up Manage all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages Continually monitor tenant mix to ensure commercially profitable to the Mall and device churn strategy for all operational Malls Lease vacant space according to Leasing Plan / Rental Schedule in accordance with the relevant time frames set out therein and according to defined retailer mix and target customer Conduct presentations and site visits for prospective tenants in order to promote Mall as a unique retail destination Assist the Head Leasing in the Key Anchor transactions and closure of individual leasing transactions. This involves a complete and detailed knowledge of the leasing contract and associated technical exhibits (construction exhibit, tenant criteria, etc) Co-ordinate with other relevant departments for all leasing related work Work with the tenant coordination team in transitioning from executed contracts through to the handover of tenant spaces and commencement of fit out, through to trading Collection of deposit amounts from Retailers and leasing income for Company from Developer Manage the Retail Leasing team on leasing transactions, follow-up on transactions and support the team in concluding deals. Interact with team on a daily basis through formal catch-up sessions to maintain the momentum of the leasing process and have weekly Hangout with team on site Contribute to the team through inputs at various workshops related to importance of relationship building, tenant mix, tenant adjacency, LOI/MOU and agreement Follow-up with clients for documentation related to the projects Follow all company and departmental policies and procedures Graduate/Masters in Business Administration. Candidate having 5 to 7 years of experience in the Mall Development / Leasing
